EDGILY has a wealth of experience in implementing Building Information Modeling for facilities maintenance and executing Digital Twin strategies for property owners.
If you're an owner seeking to embed requirements in your contract language or RFP to manage the Asset Data received at handover, or a General or Trade contractor mandated to receive various forms of BIM Data, COBie, or other Asset information deliverables, EDGILY is fully equipped to provide end-to-end assistance.
Owners often receive disconnected documents, specifications, and/or equipment manuals; additionally, they receive semi-accurate construction documents and electronic models to which the documents pertain. This information is then processed to various degrees of effectiveness and placed into a system used for Facility Management. Not surprisingly, many of these models are electronic versions of completely disjointed information. As a result, BIM fails to deliver as intended, and the operator is forced to create an inventory from scratch through thousands of hours of going through submittals, drawings, having to do facility walk downs to build that database to feed their EAM (Enterprise Asset management software).

EDGILY has devised methodologies to collect, verify, and process documentation effectively. This information is accessible to users through a tailored web-based platform, ensuring global accessibility for owners. The Owner or Facility Manager will enjoy comprehensive access to a user-friendly virtual building model, housing pertinent data to manage property, building systems, and components throughout the facility's lifespan. Embracing a lean approach, we prioritize collecting information at its inception. Our aim is for owners to possess accurate and complete facility management information from day one of operations. Furthermore, we offer data delivery in readily-formatted formats compatible with various CMMS or EAM systems, including IBM Maximo, SAP EAM, Infor EAM, TMA Systems, and others.
Generally, GCs, A/E firms, and Trade Contractors are required within their contracts or BIM Execution Plans (BEPs) to deliver Asset Data in a specific format as part of the Owner handover package. This commonly involves providing COBie*, though it could entail another data structure.
EDGILY drawing on years of experience in facilities information structuring and collection, can adeptly represent any member of the design or construction teams to fulfill Asset Lifecycle Data Management requirements for the owner.

“COBie” or “Construction Operations Building information exchange,”is a standard data format crucial for capturing and recording essential project data from its origin. This includes equipment lists, product data sheets, warranties, spare parts lists, and preventive maintenance schedules. Such information is vital for supporting operations, maintenance, and asset management once the building is operational.
|
As projects increasingly demand a "COBie deliverable, EDGILY aids A/E firms, contractors, and owners in meeting the COBie lifecycle information management requirements efficiently, including:
- • Establishing and organizing a COBie database (Excel sheet or other)
- • Supervising Data Drops at key project stages, including design, construction, and operation phases.
- • Establishing models to meet COBie compliance.
- • Checking existing BIM models for COBie accuracy and data extraction precision.

Existing facilities
Existing facilities frequently lack dependable As-Built Drawings and Asset records, particularly following multiple remodels or expansions. In such instances, Facility Engineers typically turn to EDGILY for Laser Scanning and Scan to BIM model creation, including 2D As-Built Drawings.
While the captured and modeled as-built conditions serve as valuable assets for future expansions, relying on REVIT or Navisworks for daily operational use of these models is not the most effective approach.
